The way in

Our honest advice, in order

The short version

I.

Stay on site.

There are 17 guest rooms and we've been given a secret code to unlock them. It's the best night you'll have.

II.

If you can't, book a taxi now.

It's December, just before Christmas. We expect them to be 'uber' busy (like what I did there)

By car, rail or air

Getting here

Owen House Wedding Barn, Small Lane, Mobberley, Knutsford, Cheshire, WA16 7NY

Open in Maps

Rural Cheshire postcodes cover a lot of ground, and Owen House sits between Small Lane and Wood Lane, which confuses some devices. Search for "Owen House Wedding Barn" by name in Google Maps or Waze rather than typing the postcode in. If your device offers you a farm gate down an unlit single-track lane with no barn in sight, you've got the wrong one — turn around.

By car

  • Free on-site parking, right by the barn.
  • Cars can be left overnight if you're not fit to drive — please collect by mid-morning.
  • No campervans or motorhomes overnight, sorry — that's a venue rule, not ours.

The lanes around Mobberley are narrow, unlit and have no pavements. In December they can be muddy and occasionally icy. Take it slowly, and if you're arriving after dark — which, in late December, is most of the time — give yourself an extra ten minutes.

Treat the times below as a guide. The M56 and M6 can be grim in the run-up to Christmas.

Rough drive times

Stockport
30 mins
Leigh
37 mins

By train

Mobberley station is on the Mid-Cheshire line (Manchester Piccadilly to Chester via Altrincham), roughly 35 minutes from Manchester Piccadilly, with about one train an hour. It is a very small station — two platforms, a level crossing, no ticket office, no taxi rank and no shelter to speak of. It's around a 10-minute drive from the venue, and not a walk you want to attempt in the dark in December in good shoes.

Wilmslow is the bigger, better-connected option: direct trains from London Euston, Birmingham and the north, and a proper taxi rank outside.

If you're coming by train, pre-book a taxi to meet you at the station. Please don't assume one will be waiting.

Do check the 23rd December timetable nearer the time — engineering work and festive timetables are a British Christmas tradition.

By plane

Manchester Airport (MAN) is the nearest airport, about 20 minutes away by car. If you're flying in, a pre-booked transfer is easily the least stressful option.

Stay on the farm

Our strong recommendation

Staying at Owen House

We'd love as many of you as possible to stay on site.

Partly because it's lovely: the rooms are individually designed and named — Los Pollos, Warhol Retreat, Koko, Dan Aykroyd's Room, Narnia — with Villeroy & Boch bathrooms, proper beds, Nespresso machines and flat-screen TVs. Partly because everything is 100–150 yards from the barn, so there's no taxi, no cold wait, no leaving at half nine to catch a lift. You can go back to your room, get your coat, and come back out again.

Breakfast in The Tool Shed

Best of all is the morning after. Breakfast is served cantina-style in a converted container fitted out with one long communal table: bacon rolls, pastries, artisan breads, cereal, fruit and yoghurt, teas and filter coffee, with vegetarian and vegan options. It's included in every room rate.

Everyone piles in, in various states of repair, and picks over the night before. It's one of the best bits of the whole thing, and you can't get it any other way.

The secret code

How to book

The venue keeps our wedding date closed to the public — to the outside world it looks fully booked. The code unlocks it.

  1. Go to owenhousefarm.co.uk and click Book your stay (or go straight to the booking system).
  2. Search for 23rd December 2026. It'll show as unavailable — that's expected.
  3. Enter the code K&A2026 in the secret code box. The page will refresh.
  4. Choose your room and book.
Book your stay

One thing that catches people out: the rooms you're shown depend on how many guests you search for. Search for 4 people and you'll only see family rooms; search for 2 and you won't see the family rooms at all. If a room you expected isn't showing, change the guest number and look again.

The Chicken Coops are the ones with the hand-crafted steel and oak staircase up to a mezzanine, a King bed and views over the farm. The Tens are the converted stock shed — doubles and family rooms with Wrought Iron & Brass Bed Company beds. The Farmhouse B&B is three rooms in the farmhouse itself, all en-suite.

Third guest in a King room: all three King rooms can take a third person on an extra camp bed. We're saying that plainly so nobody arrives expecting a third proper bed. Arrange it with the venue directly.

Accessibility

  • Rhode Island (King Family, Chicken Coops) has a fully accessible bathroom and can be used as a disabled-access room.
  • The Farmhouse twin is on the ground floor for step-free access.

If you need either of these, or anything else, please tell us early — there's one of each, and we'd rather they went to the people who need them. Drop us a message, or email the venue directly.

Coming the night before?

You can. And there's £50 a room off if you do.

This is a genuinely good idea if you're travelling any distance, if you're in the wedding party, or if you just fancy easing into it rather than doing a motorway sprint on the morning. There's a whole evening to be had — order food and drink into the Tool Shed and the venue will throw in a bottle of fizz, or head out for dinner in Mobberley or Knutsford. Use the same code, K&A2026, and select 22nd December.

Already booked and want to add a night? Email the venue at stay@owenhousefarm.co.uk and they'll extend it for you.

Please book the night before early

Unlike our wedding night, the 22nd is not exclusively ours. The venue is holding the rooms behind our code for now, but they open to the general public three months before the wedding — from Wednesday 23rd September 2026.

After that it's first come, first served against the public, in the week before Christmas, in a part of Cheshire that fills up. If you want the night before, book it by Tuesday 22nd September 2026.

Please read this bit

Taxis

We're getting married on 23rd December — reliably one of the busiest nights of the year for taxis anywhere in the UK. Christmas parties, works dos, everyone home for the holidays and out at once. Rural Cheshire has a limited number of cars, and they will all be spoken for.

Don't plan to call a taxi on the night. Book it now, with a firm, for a specific time. Carriages are at 12.30am.

  • Uber is unreliable out here. Coverage in the lanes around Mobberley is patchy at the best of times, and on the 23rd you may find nothing at all. Please don't make it your plan.
  • Some firms switch to pre-booked-only over Christmas. Another reason to sort it in advance.

If you're at all uncertain, stay on site. It solves this entire problem.

If the on-site rooms are gone

Other places to stay nearby

If the on-site rooms are gone, or a farm bedroom isn't your thing, there are plenty of options — you're spoilt, really. In rough order of distance.

Mobberley

Nearest

A couple of pubs with rooms, a short taxi ride away.

Knutsford

15 minutes

A proper little town with a good range of hotels, inns and B&Bs, plus places to eat if you're making a weekend of it.

Wilmslow and Alderley Edge

15 minutes

Well connected by train, and an easy run back out to the venue.

Manchester Airport hotels

20 minutes

Useful if you're flying in or out, and often the best value at short notice.

Two things to bear in mind: December is peak season for hotels around Manchester, so book early — and whatever you book, sort your taxi at the same time. A room ten minutes away is only ten minutes away if something can come and get you.

The venue is very happy to make recommendations for anyone they can't accommodate — email stay@owenhousefarm.co.uk.

A farm, in midwinter

December things worth knowing

It gets dark early. Very early.

Sunset on 23rd December is around 3:52pm, and it'll be properly dark by half four. Plan your drive accordingly — and if you want photos in daylight, don't be late.

It will be cold, and it's a farm.

Some of the loveliest bits of Owen House are outdoors — the patio, the paddocks, the covered barn, the pond. Bring a proper coat you don't mind being seen in, and think carefully about shoes. Grass, gravel and December are not a forgiving combination. Nobody has ever regretted packing a spare pair of flats.

Christmas travel.

The 23rd is one of the busiest getaway days of the year on both the roads and the railways. If you're travelling any distance, leave earlier than you think you need to.

Designated drivers, thank you.

You're heroes. There's free parking, plenty of soft drinks, and you can leave the car overnight if plans change.

Questions?

Ask our wedding chatbot — it knows the venue, the rooms, the logistics and most of the answers, and it's awake at 2am when you suddenly wonder about parking.

For anything about rooms, bookings or extending your stay, the venue are lovely and will help directly. For anything else, just message us. We'd genuinely rather answer a daft question in August than have you stuck in a lane in December.
